- Where can I get more detailed information about the sale of real estates?

- What is a public auction?
A public auction (auction sale) is a public sale where the goods go to the buyer who offers the highest price.
The terms and conditions for the implementation of public auctions in cases of enforcement are regulated by the Enforcement and Securing of Civil Claims Act – ZIZ.
The terms and conditions for the public auctioning of property owned by entities under forced settlement proceedings, bankruptcy proceedings or liquidation proceedings are regulated by the Financial Operations, Insolvency Proceedings and Compulsory Dissolution Act.
- What is a call for tenders?
A public call for tenders for sale, purchase or lease is a public proceeding in which the goods are generally awarded to the tenderer that offers the highest price. Those wishing to participate in the call for tenders have to prepare a tender following detailed conditions.
- Who can participate in a public auction or a call for tenders?
A public auction or call for tenders are open to all natural persons who are citizens of the Republic of Slovenia or foreign nationals under the terms and conditions provided by the law and to legal persons that can prove their identification via an extract from the court register.
- What is the process of purchasing real estate via a public auction/call for tenders like?
Public auctions are open to natural and legal persons that have placed a deposit. The deadline, amount and account number for the deposit differ for each sale and are explained in detail in the link to the Order of Sale in the Method of Sale column. At the auction, potential buyers, i.e. auctioneers, raise the price, which is then finally accepted or not.
A similar process is used in a call for tenders. Detailed terms and conditions for participating in the sale via a call for tenders are available in the link in the Method of Sale column.
- How and where can I see the real estate that I wish to buy?
If you wish to inspect the real estate owned by the Bank, please contact us by email at nepremicnine@banka-koper.si, while real estate owned by debtors can be inspected in agreement with the enforcement agent or the official receiver. More information about the sale procedures in enforcement proceedings is available in documents published in the Method of Sale column.
- Can I receive financing (a loan) to buy the real estate?
Here is Banka Koper’s current offer:

- loans for financing property, plant and equipment and leasing services offered by Finor Leasing, d.o.o.,, both for legal persons.

- Direct Sales
Direct sales refer to the sale of real estates owned by Banka Koper. The sales procedures are carried out directly between Banka Koper and potential buyers. Potential buyers may send formal offers to nepremicnine@banka-koper.si. These will be used to launch the associated activities (offer review, contacting potential buyers, harmonisation, review of the activity and documentation, etc.).
